Which private rental requirements are still being decided?
The government’s consultation runs from 9 October to 18 December 2026. It asks how Awaab’s Law should operate for private rented tenancies in England, including scope, processes, deadlines and implementation. Regulations are needed to bring the detailed requirements into effect.[1]
It also explores extending protection to certain accommodation occupied under licence, including temporary accommodation, supported housing and care leaver accommodation. These are proposals being consulted on.[2]
The consultation describes 2027 as the earliest feasible implementation date, rather than a confirmed start date. Contractors should not tell private landlords that the social housing Awaab’s Law deadlines already apply to their tenancies. Existing repair and housing-condition duties still matter.[1]
Review how you report findings to landlord clients
Our recommendation is to ask letting agents and landlord clients what they find hardest about handling a damp and mould report: arranging attendance, understanding the findings, agreeing works or explaining progress to the resident.
Then develop a consistent handover that identifies the property, surveyed areas, evidence, assessment, recommended actions and outstanding questions. Review the consultation directly before discussing its possible effect on a contract.
